We would ideally like the following: max 45min commute to downtown. Safe neighborhood, good elementary schools, access to local shops etc - not in the middle of nowhere! Everywhere looks great, so some local insight would be really appreciated We are emigrating to Vancouver %26amp; looking for advice on the best %26amp; affordable place to live. Insights ?
North Burnaby is better then South Burnaby... South Burnaby has direct sky train access but the buses run quite well from North BBY. North BBY is much quieter, safer, closer to parks and beachfront areas and has the view of the North Shore Mountains. Having said that the North Shore is the best place to live in Vancouver, if you can afford it. If you've narrowed it down to Burnaby, I'd recommend North Burnaby. It's closer to the city and further away from the border/countryish areas of the Lower Mainland. Depending on yourselves, East Vancouver has some fantastic neighbourhoods in and around the Commercial Drive area. Richmond could also be a possibility. I am from the North Shore which is a very very nice area. West Vancouver might be prohibitively expensive, but North Vancouver would likely present some very nice options for you if you poked around. The neighbourhoods in North Van would be better than in Burnaby I think in terms of schools and safety and everything is very accessible. Good luck and welcome to Vancouver!
there is no such thing as 'affordable housing' in vancouver unless you are willing to live in a crack shack in east van.
But it is a beautiful city.
If you can find a good place, go for North Van. West Van can be less expensive in places like Horseshoe Bay,which is nice but farther away. Burnaby's not bad,though.

You described Burnaby. Because the one rule in Vancouver is to NEVER cross a bridge to get to work. If you do, it adds up to an hour to your commute.
To go north or south put a bridge in your commute.
my advice would be to find a place just outside of vancouver, like coquitlam,portcoquitlam,burnaby or some whare like that, living down town vancouver is reallllyyy expencive!
