I am considering buying a foreclosed home. Does anyone have any advice from experience that they can give?

Currently, I live in an expensive market area and feel as though it would be a little bit cheaper to buy my first home from the foreclosed market. I want to know how should I get started on the procedure. Would I need to get a realtor immediately or should I just check the listings on my own? Has anyone ever been in this situation? Please share your experience.I am considering buying a foreclosed home. Does anyone have any advice from experience that they can give?
be sure to have a professional 3rd party inspection done before signing on the dotted line or you may end up with a headache you can't handleI am considering buying a foreclosed home. Does anyone have any advice from experience that they can give?
If you are a future buyer then start by learning about buying your first home (foreclosure or not). This is an excellent time buy because if you are qualified then you can call the shots. Start by sitting down with a lender, the larger company the better, and see what you are qualified for. Then interview a couple realtors (they should be frothing at the mouth to serve) and then look. Look alot before you make any offers so you know what the values truly are.

If you want a shortcut consider taking a first time homebuyer class offerred by a non-profit in your area. They are set up to education and not sell you anything and are offerred in most big cities. Check with city hall to find out what is available.
I caution you and your thinking. Most of these homes while may appear inexpensive, may have some unforeseen and costly repairs needed. Do you really think when people are forced to leave their homes, that they leave them in good condition? I had a question on here earlier, asking if they could take the appliances and garage door opener! OMG What are these people thinking? I know of two in my area that were foreclosed, one left the water running downstairs in the basement - in winter! The other a unique home - round, left all the windows open - in winter. Can you imagine what they found? Huge MOLD problems! While you think you may be able to get a deal, I wouldn't count on it.

My best advise find a Realtor that knows both markets and know how to deal with the lenders. Because you have no idea what to expect and they do. Oh and by the way once you find that bargain, hope you like waiting for answer from the lender. I still don't understand that one, but for some reason they sure take their time in answering an offer. Make it a good offer or forget. They aren't interested in what you think the place needs, the price they are asking is to recoup their costs and cover the balance of the defaulted mortgage.
A realtor has better access to foreclosures, HUD homes and short sales than you could ever have on your own.

You have to be VERY careful, they're not all good deals. Many of these homes are in terrible condition because the previous owner destroyed it before leaving.

Be VERY careful, make sure you have a thorough inspection before agreeing to buy anything.

A lot of them sell by auction so that means you shouldn't get too terribly attached to anything, you may have to bid on several before your bid is the highest. Auctions can also bring in more than the market value for a house, so do a LOT of research!

What is the best advice you would give to a single mother of a five year old son, turning six in November.?

Non-specific,I know, but I like to have as much knowledge in ANY aspect of life that I can.Thanks.What is the best advice you would give to a single mother of a five year old son, turning six in November.?
Ensure he feels a sense of togetherness with you. Do fun things together that you know he enjoys doing. Try kite flying. Look for opportunities to make him laugh.

Repetition. My son needs to be told repeatedly to do something. I go through something with him step by step instead of just telling him to do something and hope he does it. ie: putting stuff into his backpack.

Watch your son and make positive comments about what he's doing when he doesn't think you're watching.

Let him help you with the housework/cooking and then tell him he's the best kid in the world for wanting to help, as you hug him.

Try not to judge him according to what you see other 5/6 year olds doing, if you think he's coming up short. He's already got the added stress of not having a constant, positive male influence in his life (I'm guessing), and the stress may be manifesting itself in a way that hinders learning. (speaking from my own experience).

If you give him love and positive guidance, strive for consistancy, and give him as many experiences as you can, he should turn out all right. Even presidents have been known to be raised by single moms. What is the best advice you would give to a single mother of a five year old son, turning six in November.?
he turning six look like u 2 r happy. also u seen doing well so i could just say

do what right

  • What was the worst advice you got while pregnant/after birth?

I think the worst I got was to retract my son's intact penis and wash it! I almost fell over. What was the worst advice you got while pregnant/after birth?
    Worst -

    ';Let him cry....he needs to exercise his lungs.';

';Get him circumcised so he'll look like his favorite sports heros.'; (HELLO!? How does my Grandmother have knowledge of what Peyton Manning's penis looks like and where do I get my free peak?)

';You won't stick with breastfeeding. It's too hard and too time consuming.'; (Gee...way to be supportive. And isn't having a BABY hard and time consuming anyway?)

    Best -

YOU are the expert on YOUR baby. Not your MIL, your mom, the doctor, some book or some person on the internet.

Hire a doula for your birth.

    Sleep when the baby sleeps.

    EDITED TO ADD:

Jessiels1 - The foreskin is attached to the glans until around school aged. Retracting it prior to then would be like ripping off your fingernail. Any reputable medical information you read on this will say that you DO NOT retract a newborn's foreskin and that retracting it can cause damage. What was the worst advice you got while pregnant/after birth?
I think...it would be to let my son do what he wants, he'll turn out okay.
yes you have to push the for-skin back and clean it when a baby pees it goes in to every little crevice..how else are you going to prevent infections....did you know that yeast infections come from guys who dont clean properly...the sooner you introduce your child top proper hygiene the better...or avoid that whole process and circumcise him...it is better for the boy/man in the long run ask any guy
Don't raise your arms above your head, it'll make the cord wrap around the baby's neck (yeah, there's an invisible string from my elbow to the cord...) LOL!
when i was pregnant a friend said ';you can't take a bath or you'll drown the baby';!
That I should not nurse it takes too much time.

Nursing was easyier than formula feeding. I suplimented once a day with my daughter, and now she has intestinal issues. They say it was due to the one bottle I gave her day. I wished I had only nursed her. She can't have any sugar or sugar substitues.

I only nursed my son, and he is as healthy as a horse.
That my baby was not going to live , she lived and she was healthy
I think the Worse I got was Just let him Scream it out and don't Hold him to much you'll spoil him! WHAT? he was like 5 days old, can you really Spoil him at 5 days old?

That and I was told to go and get him Circumcised, what the hell? people are crazy!
that I cannot wash my hair for a month after birth.. it'd cause me excruciating headaches.. lol

Going to be a freshman. Any advice?

    I'm nervous.

    Plain and simple.

Basically, I just would like some advice on how to get through freshman year and the first day and weeks of my being a freshman.

    Like...

How should I be around the other grades?

    Is freshman year the worst?

    I just need advice!

=]Going to be a freshman. Any advice?
Be yourself and don't give in to peer pressure.Going to be a freshman. Any advice?
forget about what everyones going to think about you..and just act confident..it took me forever to figure out thats all you need to do.

i doubt its the worst...just hard getting used to. its new, exciting, ect.

be yourself. if they dont like it you wouldnt want them as your friends right? they would find out eventually anyways and you might as well not waste time.
its new its scary and its natural to feel that way--have fun but study-dont give yourself too many hard classes the first year.if you are like most people this is your first real time away from the parents-it`s nice but don`t lose your head.

    loubelle
Don't worry, freshmen years are a blast!

Your worst will be your junior year because of all the work.

But one step at a time..

Other grades are usually friendly with freshmen...just be nice

and be careful with your drinks...!
Freshman year is like the hardest year and your just getting in highschool.Your going to be mad nervous on the first day.Basically your going to be nervous like half of the year.Think about it your going to be in the lunch room with the SENIORS!The cool kids, football players, and cheerleaders. But it's real cool once you hit highschool. You'll get more comfortable once you get there. But for a bit of advice.DO NOT BECOME AN OUTKAST.That's the worst mistake.By that I mean don't become a loner or be afraid to talk to anyone. That's the mistake I made my 9th and 10th grade year.I was a complete loner those 2 years basically because I made the mistake of not talking and being too shy.But once I started to talk to people my 11th and 12th grade year was a blast! And I just graudated from highschool so that's how I know.I had to go through all 4 years of highschool!
just find a group of people u have things in common with and make friends but work hard because if you fail any classes youll regret it
well, im going to be a freshman too, and im not really nervous...i just think you should act like yourself around everyone, and freshman year probably isnt the worst (sophomore and junior probably are, because thats when you really work for college)...good luck
im going to be a freshmen too! we'll find out together! lol =]
awesome im going to be a freshman too GL
i'm going to be a junior this year so ive been there. i was new and nervous. just try to relax and be yourself. so cliche but so true.

the other grades dont matter. dont bug them and be friends if they act like they want to be.

no. freshman year is NOT the worst. it was FABULOUS!!! everyone felt the same way and everyone was very nice to eachother. i always got compliments on my hair and clothes. actually sophomore year kinda sucked. everyone is bored, annoyed, self-absorbed, unhappy etc. enjoy freshman year! you will end up loving it.

just be polite, and dress in clothes you feel confident and beautiful in.

i know you will be fine!
Watch out for the older college guys. They will try to make you drunk and take advantage of you. Join clubs and have a good balance between studying and partying. Make the dean's list and still have a good time with friends at the same time. The winning way.

What is your best advice about what to wear?

What is your best advice about what to wear, or what is your favorite outfit? Where's your favorite place to shop? What's your favorite/least favorite fashion rule? What is your best advice about what to wear?
I think that it's incredibly important to start with undergarments that are properly fitted and also make you feel sexy and confident while being comfortable. It's amazing how a cheap lousy bra looks so terrible under what could be a cute top. I make the mistake of buying things without trying them on - it's burned me many times. I think it's great if you know your body type and what's works with it - there are

so many makeover shows now that you can get valuable info if you watch the good ones. I think women need to make sure they check themselves from the back angle before leaving the house. Sometimes it's a scary view! What is your best advice about what to wear?
My best advice is to wear what fits your body well and the trends that suit you. Not every person will look good in every style; the key is to work in what you like to how you are shaped. My least favorite fashion rule is that you have to be uncomfortable to be stylish. I think you can be stylish yet still comfy and be able to walk places and stay warm.

My favorite outfits are either a printed cotton skirt with a plain colored tee, or jeans and a printed buttondown shirt, both with flats.

I love to shop department stores (I can get designer clothes at supercheap prices) and discount stores:

    -Macys

    -Kohls

    -JC Pennys

    -GAP

    -H%26amp;M

    -WalMart/Target/KMart

    -Banana Republic

    -J Crew

    -Delia's

    -Charlotte Russe

    -Thrift stores

    -Burlington Coat Factory/TJ Maxx/Ross

I shop pretty much everywhere except Hottopic, Hollister, and Abercrombie, mainly because they are overpriced and have clothes that fall apart fast, and the fact that they only sell clothes with logos.
    My Fav Outfit:

I absolutely love the way it looks when I put together my adorable red and white striped Abercrombie %26amp; Fitch knit top, my dark wash Seven jeans, my cute and classy red flats, and my red headband from Forever 21 [which, by the way, only costed me $4].

    My Fav Place to Shop:

I don't have A favorite place to shop, but I do have favorite placeS to shop. And those places are Hollister, Abercrombie %26amp; Fitch, abercrombie kids, American Eagle, Aeropostale, and PacSun.

    My Fav/Least Fav Fashion Rule:

Wow, I have no idea! Haha, that's a hard one. Well, I guess my favorite one would have to be the one that CLEARLY states NO mixing of leather and pleather. And my least favorite fashion rule would have to be...the one that goes, 'You HAVE to wear at least 2 tanks, because it looks freakin retarded with just wearing one tank, especially if you've got little to no boobs'. The reason I think that one kinda sux is because sometimes it's just like SO hot and you're dying to pull of one of your tanks! Blechhh...
Its all about your shape..dress your body to its potential. Always look out for trends but do them in your own way. My motto is...';look your best, but dont give a $H!T if anyone likes your best'; As long as you have the confidence to pull of an outfit..your golden!

Can anyone give me advice on being a landlord?

I want to be a landlord of multiple properties one day. I'm currently in college and just bought my first investment property. How can I build on that and be successful doing it?Can anyone give me advice on being a landlord?
Everything in writing - nothing verbal. Two months security deposit if possible. No cats, extra deposit if they have a dog. You can't get rid of cat stink, but dog can usually be cleaned.

Clearly state what is your responsibility - who changes light bulbs (seriously), who's responsible for clogged drains (kids flush everything, especially small toys) - anything you can think of.

Keep the property up. I had two three unit buildings, and the clogged drains were the most common problem.

The lease must state how many tenants are allowed. If you rent to a couple, it's a couple. If they have kids, that's to be expected and can be added on renewal. If they move in friends, they have to pay more (you have more wear and tear, Higher water bills, etc.) - and you can require permission to have anyone move in. Typically a lease allows guests to stay no more than two weeks.

Can anyone give me advice on being a landlord?
Manage the finances well and you'll create wealth over time and be able to grow your investment portfolio.

Also, do the math with a financial advisor, so you understand your ongoing financial commitment (cashflow) over time.

Best tip? Manage your investment with http://streetfolio.com
Charge a fair price for the rent and actually listen to your tenants when they have an issue. Do that and you will have contented tenants who will help you retain your property's value.
Find a local real estate investment group. Join and attend meetings and network. Other investors will be happy to help you.
Check and recheck your prospective tenants. Once they get in it is very dificult to get them out. Don't rent to lawyers or paralegalss

Michigan and USC both have highly ranked academic programs and are similar in quality. If you are interested in getting a great education, then either of those schools is superior to LSU.

I don't follow football -- but know enough to realize that all three schools have highly regarded football programs. I would only choose LSU if you believe that it gives you a much better chance to play in the NFL. You would have to talk with people who know these programs and your skills to get a better answer.

For me the deciding factor would be that if you went to USC or LSU you would have to wear maroon and purple (which are bad colors for me) while at Michigan, you would get to wear blue. No matter which of these schools you choose -- you should change your screen name.

Hi Crystal. First let me congratulate you on your weight loss success. If you are unable to seek professional advise through a Registered Dietitian (right now most insurance and medicaid will pay for three visits if you have diabetes or kidney failure), a good website to seek is WebMD. Their nutrition section is overseen by Registered Dietitians. My only caution to you when seeking free advise elsewhere is to know where the information is coming from and if it based on scientific research. Whenever possible, seek advise from a Registered Dietitian; they have extensive science based education and have been tested on there ability to give nutrition based advise. So many people, including physicians and ';nutritionists'; who are not registered through the American Dietetics Association (their website may also be a good reference and can help you locate a Registered Dietitian; www.eatright.org) are distributing information that may be misleading. Other website I would recommend are nutrition.gov and mypyramid.gov. I hope this helps and good luck to you!I am permanent disability, is there a site where I can get advice on losing weight free of charge?

What is your best advice for keeping safe whilst driving in the winter?

make sure you have a rear wheel drive car with an lsd, alot of people prefer front in the winter but if it understeers there is nothing you can do unless you use the handbrake which can unstabilise the car sending you into a four wheel drift. with rear wheel drive the steering wheels only need to steer and not do both. dont use too much throttle and change gear early if in the event of understeer increase the throttle slightly until the rear wheels just start to spin this will balance out the car and gain grip on the front if you have an lsd. dont use the brakes unless you have too try to use the gears to slow you down. take the ABS fuse out as it is impossible t stop with it on ice, they have it set so it doesn work under 10mph anyway but even at 30 you will slow down much faster if you lock the wheels up and snow builds up under them acting as a chock it just wont happen with ABSWhat is your best advice for keeping safe whilst driving in the winter?
    1. Check the pressure and tred of tyres.

    2. Safety check of your car, I am not good at this so I get is services twice a year - once as winter starts.

    3. Have a plan for if you do break down. (Charged mobile, rescue cover, blanket in the car to keep warm etc epecially if going out without a coat).

    4. Do not drive out in dangerous conditions.

    5. If conditions are bad and you are driving keep to the main roads if it is icy snowing.

    6. If weather making driving more dangerous to drive slower than normal, safer, and minimum distance between cars 4 second instead of 2.

    7. If its slightly dark/over cast or heavy rain put on your lights.

    8. Demist your window if driving so you can see.

    9. Clear frost etc from windows in the morning before driving so you can see out all windows and mirrors, otherwise you get down the road and can't see to turn!

    10. Keep ice scraper etc in car to clear windows. What is your best advice for keeping safe whilst driving in the winter?
good tyres, correct inflation of tyres, good wyper blades and plenty of screen wash, and keep the SPEED DOWN and think well in advance, and up here in Scotland a BLOODY good car interior heater.
Use the (permanent) 4wd hi of my Land Rover, good wipers, good tyres, low speeds, good heater, in general driving carefuly.
Drive slower, keep more distance between you and the car in front of you, get winter tires if you can
summer is only just here - ask later in the year you will have forgotten by then!
don't drive, unless you have to!keep off the gas, easy on the brakes!
driving the way you were taught to drive, i.e the safe and sensible way
If the weather is severe. Don't.

This has been a lifelong dream of mine and i'll do whatever it takes to get there. Are there any Ivy league graduates out there that can give me advice?
You are doing all the things that highly motivated students do, but you're not setting yourself apart from the herd. Look deep inside yourself and ask yourself what you're truly interested in--not what you think the colleges want you to do/be. Then throw yourself into your interest. Better bring that B up. 4.0 looks a lot more impressive than 3.95.
I STRONGLY recommend saving an expensive Ivy League education for your graduate degree. Very little financial aid/scholarship money is available to undergrads there, but as a grad student you are likely to receive fellowships that will cover tuition costs. Attend a less expensive university, work hard to set yourself apart on campus there, then apply to Harvard for grad school. This is a much more economical way to obtain a ';name brand'; education. If you are interested in field for which you will only need a bachelor's degree, it probably does not warrant the expense of an Ivy League in the first place.
I really don't understand why you need an Ivy League grad to answer your question. As a college student who has been through where you're at right now, I can tell you that no matter where you are applying to, from your state university to a private college, pretty much everyone were in CSF and had straight A's in high school. To dishtingusih yourself from others you must have something far more than just typical school stuff that any more-than-average student can do - Scouting, having some kind of Musical Ability, some kind of summer study abroad program, etc. Trust me when I say that most of these more prestigious colleges don't want nerds, they want applicants who are as experienced off the bookshelf as they are good students.

Lastly I assume that your CSF stands for Cal-Scholarship-Fed and not Christian Special Forces?
My fiance graduated from an ivy league school recently. You seem to be doing similar things in regards to grades and community service, but the one thing he did that really made him stand out was taking college courses in high school. He applied to Stanford when he was a junior and went to the west coast and took three intensive summer courses there with college students.

This was a great idea because it demonstrated his abilities and those credits were transferred to his university as well.

Bring someone with you. Be careful!
Just 5 minutes?? Sketchy... they should want to get to know you better. Granted, most auditions they know within the first few seconds if you fit the role... but for finding an agent? ehhhh... Don't pay them any money for ANYTHING - that's up to them to find you work. Just be cautious in everything you do. Most people in this business are NOT your friends. Be safe...

For the test shoot - just be yourself. You don't want advice that will make you cookie-cutter like everyone else. Don't wear black or white, and don't wear crazy prints. Be excited to be there, and do you're very best. Ask them questions about their business. Ask how much they take from your paycheck, how often they will send you out on go-see's and auditions. Ask if there are any contracts involved.

All the best, just have fun! :)
Be very careful. They might make you work out nude. Take someone with you!

Don't.

You are doing all the things that highly motivated students do, but you're not setting yourself apart from the herd. Look deep inside yourself and ask yourself what you're truly interested in--not what you think the colleges want you to do/be. Then throw yourself into your interest. Find a mentor and volunteer in something related. A hint: What do you love to do, think about in your free time? Whatever answer you give, this is a genuine interest of yours. Make sure to mention your interests and what you've done to educate yourself in your essays and any other part of the college application you can. Show your true colors! Good luck! And if you don't get in, don't despair. Ivy Leagues are very expensive, and sometimes overrated. You can always try transferring in as a soph, or junior. Score a perfect or near perfect score on either the SAT or the ACT, it will get their attention.

What is the BEST advice your parents ever gave you?

Some kids get no advice from their parents. My parents didn't give me a lot of advice, they set good examples. One of the best things they ever taught me was NOT to hold a grudge or seek revenge. It has served me well. What is the BEST advice your parents ever gave you?
Don't force your values, standards, opinions or beliefs down other people's throats. My parents' reasoning was that ';different'; doesn't always mean ';deviant';. I'm the unofficial cheesecake Queen! lol Yeah, things can go wrong, but frankly, they sure as he!! can go wrong in any recipe.

You need to read the entire recipe first, make sure you have ALL your ingredients in their proper form(s).

You need to have goo measuring cups and spoons on hand, as well as a Springform pan that is sized according to your recipe.

    Set the oven

Start your recipe, HOPEFULLY, with a KitchenAid mixer (the mixing stage is one of the most crucial)

I hope you've remembered to have your cream cheese packets out and they're now good and soft...right? ;-)

Normally, you start by mixing the cream cheese in the mixer 'til you reach the proper consistency. From there, how and what you add, depends entirely on YOUR particular recipe.

Eventually, you have it finished and you will be ready to pour it into the pan. I recommend placing the Springform pan on a baking sheet first..then pour away. Place the entire thing in the oven and set your timer for however long the first stage of baking IS. Usually, there are several stages, and the temp usually decreases with each one of them. After baking, cool the cheesecake on a rack in your kitchen or wherever. After it cools, refrigerate it. When it's time to serve your cheesecake, simple remover the outer ring of the pan and slice. You may find it easier to slice if you first dip the knife in a glass of warm water. Enjoy! If you need any specific help with your recipe, or you want a good recipe, just shoot me an email and I'll hit ya up with one. Good luck! What is the best advice you can give me when making a baked cheesecake?
Cracks can also be caused by bubbling of air in the batter, so make sure that your cream cheese is soft and that you only mix everything as much as is necessary because otherwise too much air is added. Using a water bath may also help avoid cracks. Basically if you follow everything the worse that can happen is that it won't look quite as pretty but it will still taste good if you have a good recipe, unless you use a springform pan that isn't closed or something.
The #1 tip is DO-NOT open the oven door while it is baking, not even for a little peek! As long as your oven temp is correct and you bake at the directed time then there is no need to check.

Opening the door will cause cracks in the top.

I need baby shower advice for a baby boy! The theme is sports, the color is sage green. Any ideas?

I am putting on this shower for my friend. Nursery theme is sage green, so I want to stay in that color scheme. She is also decorating the nursery with sports/balls, but in soft colors, not in primary/bright colors. More muted pastel (sage, cream, light blue). I need ideas for the decorations as well as a themed menu and games. Anyone have some creative ideas that will impress this soon-to-be Mommy?I need baby shower advice for a baby boy! The theme is sports, the color is sage green. Any ideas?
Dress The Baby (Materials: Baby life-size dolls, onsies, diapers, socks, shoes, shirt and pants for each baby doll and stopwatch) - Have each team race to see who can dress the baby doll the first. Each person (or team) must have everything correctly on the baby doll when saying finished. Points docked for missing articles or articles not placed on right. A really fun game and a great way to collect some clothes for the mother to be at her baby shower when the game is finished. also u can blindfold them

Bottle Races(Materials- Baby bottles with Milk or alternate drink). Have each participant take a bottle filled with a liquid and suck the bottle as a baby would. The woman who drinks the most in an alloted time wins the baby shower gift. This baby shower game gets everyone laughing

Pass the Dirty Diaper(Materials- diaper, chocolate, music player). the host to take a diaper that has been ';fixed'; with warm chocolate in the right place and have the woman pass it to the woman next to them like hot potatoe;(make sure everyone is in a circle). When the host stops the music, whomever is holding the diaper is out of the game. a baby shower favorite

Baby Shower ';Loving'; Advice(Materials: red and white cardboard paper, scissors, and colored pens) - A great baby shower game to play is to have everyone write a ';loving'; message for the mother and father to be on cardboard cutout hearts in giving them advice for when the baby is born or during their last few days or months before the baby is born. The ';loving messages on hearts tie in with a Valentine's theme very well or at any time during the year. Examples of this would be ';Remember to enjoy the moments since they go fast, Get as much sleep as possible before the baby is born and when he/she takes naps, Make sure to take lots of pictures and keep up with a journal writing everything the baby does for the first time, etc. This can be a very memorable and touching activity at the shower as well as help for the new parents

Baby Shower Right and Baby Shower Left- (Materials: a baby shower prize and the following story to be read) - DIRECTIONS: Form a circle with all baby shower participants. Each time you hear the word ';right';, pass the baby shower wrapped prize to the person on your right. When you hear the word ';left';, pass the baby shower prize to the person on your left. When you finish this story the person holding the item is the winner of it. Have either the mommy-to-be start the game or choose who holds the prize first. Here is the story to read when playing

This is a story about Mrs. Wright's baby shower tea party. She lived right at the end of Lefty Lane, the third house on the left. Today, Mrs. Wright's was hosting a baby shower tea party. The women would enter left, right through the front door and greet Mrs. Wright, they would head right down the stairs, turning left then right into Mrs. Wright's family room where the mommy-to-be was

Two of the girls were left-handed so they would sit at the left of the table. Mrs. Wright held up her right hand and all of her friends grew quiet, except the left-handed girl on the right patting Mrs. Wright's dog named Hefty Lefty

Mrs. Wright asked Sarah Wright and Julie Wright to pass out the teacups starting to the left. Sarah Wright and Julie Wright started out left but turned back because they left the cups just to the right of the table, right next to the spoons. Mrs. Wright said, ';That's all right

Mrs. Wright began to serve her friends some pie when Grandma Wright smelled the delicious desserts and left her bedroom to join the Wright girls. She went down the stairs and turned left than right, right into Mrs. Wright's family room.

Grandma Wright knocked and entered left and sat in the rocking chair on the left. Sarah Wright and Julie Wright invited Grandma Wright to join them at the table

Grandma Wright had been to many baby showers as a young girl and right before they realized it, Grandma Wright was telling them a stories from when she was the mommy-to-be and went to the right cabinet and in the left drawer were pictures of her baby shower.

As the party ended right on time, they all put their dishes right in the left side of the sink and thanked Mrs. Wright and Grandma Wright for such a wonderful time. Soon, all of the women from the Wright baby shower tea party turned right than left, then left again to return to the front door and out to

the right car that they arrived in. Down lefty lane they went. Now who ended up with the right gift?

    - (Materials: two 5-6 foot pieces of rope, clothes pins, baby clothes or baby doll clothes, 2 laundry baskets, 2 baby dolls, and 2 telephones (you can use a toy phone, a cell phone, or whatever is available). To play this game, you have two people hold the ends of the rope. The players must hold a baby doll on their hip, talk on the phone (they must actually engage in a ';conversation'; on the phone) and the must put clothes (that are piled in the laundry basket on the floor) on the rope using their clothes pins. You put a one or two minute timer and the player to get the most items hung on the rope with out dropping the baby or stopping talking on the phone wins! The baby shower guests get a huge laugh watching everyone struggle withthis awesome baby shower game!

(Materials: Name Tags, Pens) - Prepare name tags with various words of things that the mother-to-be will use during motherhood (e.g., Diaper, Pacifier, Onesie). Give guests a *name* tag when they arrive which is how they will have to be called during the Baby Shower Party. Every guest gets a baby diaper pin and pins it to their clothes. When a person is not called by the name givin they get to take the diaper pin. The person with the most number of pins at the end of the party wins!I need baby shower advice for a baby boy! I had a baby showe for my boy in june, and my friend went out to walmart and the color she used was probably the same color green you are talking about she got matching plates, napkins and table cloths and streamer. we had green and blue the table for the food at the blue table cloth and the table for the presents had the green table cloth. Since it is sports themed you should get a cake with maybe baby loonie toons playing basketball or baseball something like that. and maybe go online and find little snacks that are kind of sports themed cupcakes that have basketball, soccerball or tennis balls as the icing. and even with the streaming find some that has sports on it and you can add a green to it to add more color and if you have the shower outside I saw this game where you have a stroller and you make a little obsticle course and whoever can get through the course the fastes wins a prize. Just go online and type in baby showe games and decorations/food. I found a lot of good ones.
well some ideas are baby shower cookies shaped into bibs strollers, blocks etc. decorated with icing..those are really nice.. then there are chocolate lolipops designed with baby items.... i hear alot of people are now using diaper cakes..obviously not to eat lol... just decoration.... balloons shaped into pacifiers.. a really great cake idea are the baby strollers, i saw a beautiful carousel design, baby block design u can use cupcakes instead of a cake.. put them onto tiers so they appear as a cake...

I am thinking about getting a guinea pig, can I have some advice on how to keep the smell to a minimum?

I know that you shouls change the bedding around once a week. Is there anything else I could do?I am thinking about getting a guinea pig, can I have some advice on how to keep the smell to a minimum?
cleaning the pen/cage, not just changing the bedding, the pen/cage itself, as often as needed, including feed dish and water bottle, behind cage and whatever you have the cage on. They kick clean/dirty shavings around and often out of the cage/pen.I am thinking about getting a guinea pig, can I have some advice on how to keep the smell to a minimum?
No, I have a guinnea pig and thats all i do, just make sure you let it out to run around alot, and don't put it in your room that's were I keep mine and he keeps me up all night.
Of course at petsmart you can just get guienea pig perfume yeah they actually sell it.i got a hamster and use hamster perfume. it only costs about $5.99
At the least twice a week for bedding. These webs will help you take care of your piggie.
yea it should be clean 2 times a week if it is a big guinea pig put if its a baby 1 time a week take it out more that way it won't be in its cage so much durning some cool times of the day take it out and get a cage wear it can eat the grass move the water bottle around cause some guinea pigs like to go there and it starts to smell if they go in the same spot and sometimes they go in the food dish watch that
take a shower and use deodarant, stinky.

What is your New Year's resolution? Any advice on what mine should be?

MINE WILL BE THAT SAME THIS YEAR AS IT HAS BEEN FOR MANY A YEAR IN A ROW NOW. NO RESOLUTIONS. WHY BOTHER? YOU KNOW YOU ARE GOING TO BREAK THEM ANYWAY SO DON'T LIE TO YOURSELF.What is your New Year's resolution? Any advice on what mine should be?
whine less....have more fun....quit living in the past......be more kind to others........quit putting off projects.......hmmm....there's always the good ol fashioned ';lose weight, be more organized, blah blah blah';, but those never work just because they're a new year's resolution. Pick ONE thing (don't get overwhelmed!!!) that's making your life chaos and choose to resolve it. Just don't wait till the first! When you wake up in the morning get to it. Dont put it off any longer or you probably won't do it on the first either! What is your New Year's resolution? Any advice on what mine should be?
My resolutions are to workout more, become a better conversationalist, and to stop procrastinating. As far as your resolution, it should be something that your heart desires the most. It can consist of starting an exercise program, eating healthier, stop smoking, losing weight, or developing better self confidence and self esteem. Whatever your resolution is, it should be something that you want to change most about yourself.

I am taking my family of five to Egypt this Christmas. Anybody has budgetary advice?

What would I pay for a KFC /Mcdonalds meal for 5? What does a buffet dinner at a respectable restaurant cost?

What are the recliner seats in the overnight train like? Should I upgrade to the sleeper coach? Is there a church in Cairo where we could attend a Christmas morning service?I am taking my family of five to Egypt this Christmas. Anybody has budgetary advice?
KFC/McDonalds is about 25 pounds a person, so about 125 LE total, which is around $25.

The recliner seats being the normal seats just overnight? I took the train from Alex to Aswan on the normal overnight, and I didn't have a problem, though a family might think differently than a cheap student. They're kinda smelly, the lights are on all night, and it's not really comfortable, but it isn't bad either. It depends on what your family's up for, I guess.

There are many many churches in Cairo. Most of them are Coptic, but there are Catholic and protestant as well. I know in Alex there's a 7th day Adventist church, so who knows about Cairo. You might have to do some digging, or ask at an embassy or another church, but I'm sure you'll find one.

One thing I have to say though is you might want to skip the McD/KFC. You're gonna be in Egypt, you could eat all of that stuff anywhere else. Egyptian food won't make you sick and definitely isn't bad. A falafel or fuul sandwich is filling, yummy, and .75 LE. Koshary, pretty much the national dish of Egypt, is about 5-7 pounds a person. The same with Shwerma, what we know as a gyro, it goes for about 7-9 pounds and is delicious. Many egyptian restaurants, especially in Cairo, speak English and have menus in it, or have someone who will help you. It'd be a waste to go all the the way to Cairo and miss out on such an element of the culture.I am taking my family of five to Egypt this Christmas. Anybody has budgetary advice?
    Hello

There is a Church in Egypt but i think it is different that what you are on

Homeschool Parents- What one piece of advice would you give to someone who is going to start homeschooling.?

I am going to start homeschooling my daughter next year. I have chosen a curriculum, and I am working on getting everything together. I would like to know from those who have done this before, what is the most important piece of advice you can give me?

For all of you guys opposed to homeschooling, don't bother answering. I am doing this for medical reasons. Socialization isn't an issue. She is very social and has tons of friends. She is involved in a sport all year and will continue with music lessons. But now she won't miss 20 days+ b/c of doctor's visits and feeling bad. Did I mention that I was an elementary school teacher also, so qualifications aren't an issue either. I am a child care provider now, so that I can be at home with my children more.Homeschool Parents- What one piece of advice would you give to someone who is going to start homeschooling.?
Take one day at a time. Take it slow and enjoy every moment with your daughter. They are only this young once. We never get these days back. I too use to Teach K-3rd and have always wanted to homeschool my daughter before she was even conceived. Now that she is 5 I get a lot of people asking a ton of questions on why she isn't in Kindergarten-etc. etc. They all have their opinions, but they are just that opinions. Know in your heart what you are doing is right for you family and enjoy!!Homeschool Parents- What one piece of advice would you give to someone who is going to start homeschooling.?
Don't be shy about using EVERYTHING in your home as samples, experiments, etc... It's more interesting, fun, and your child/ren will learn without realizing that they are learning.

that and they will be teaching you also.
I always give the book ';A Charlotte Mason Companion'; to friends considering/ starting homeschooling. See if your library has it or can inter lib. loan it. It was the BEST thing I ever read to get be started!!!
Since you've already done the prep work, I'd say - take it slow.

Start with one subject and make it something she enjoys. After two or three weeks add another subject. Keep adding one subject every two-three weeks until you've got everything in.

This allows her to ease into the reality of homeschooling. It also allows you to make sure you don't overload her schedule academically.

OK, I know you asked for *one* piece of advice, but I just have to throw this one in, too - don't glue yourself to a curriculum just because you spent good money on it. If soemthing isn't working, either return it or sell it and get something different. One person's ';perfect'; curriculum is another's living nightmare, so just because one or two people RAVED to you that the program was great doesn't mean it will be great for you and your family.

    Best wishes on this adventure!
Be patient, set goals, but remember that things happen and one of the great things about homeschooling is that it is flexible. Enjoy the time with your daughter. Good luck and I will pray for your daughters health.
Here is my advise to any parent new to homeschooling, in one word. RELAX!
That I wish I had done it first and never put my son in school.

That if you are committed to it she will be fine. I am not a teacher so I use K12 program. That every child can and will learn.

But my most important advice is this: Be prepared for family and friends to think you have lost your mind and that it is the wrong thing for her. Have a script ready for this. I wrote a letter to all my family and friends and told them why I was doing this. My inlaws are the insane ones think he should be in an institution!

I homeschool for medical reasons too my son has Autism/Aspergers and since he is not ';rain man'; or stupid they would put him in a pod in the middle of the room all day

and yes that is as bad as it sounds. Good luck and I hope your daughter is better soon. The stress of school gone she will most likely get better
Take it slow, make adjustments as often as needed to make a workable schedule, to accommodate the other activities as well.

If you think you are starting to run behind academically; remember you are no longer tied to the school schedule; if you like to do some work on the weekends, or evenings, and go year round, you can.

When there is a day that does not seem to work, and you'd rather just take a break, go for a walk, or just lay around and talk do so.

Most important, do not bring the school method/model home.

Home schooling is about family, and individualized learning, nothing standard about it.
My advice is give yourself a break, and don't be too hard on yourself. It may take a little while for you and your daughter to find what works for both of you. Since you are coming out of regular school don't worry about getting started at the same time every day. Don't worry about emulating the public school day. Kids don't have to have a book in front of them to be learning. On really nice days you can put the books side and go for a picnic and walk. Observe the things around you. Talk about what you are seeing, go home and look up the plants, bugs, etc. you saw.

    Take Care and Good Luck!
    1. You don't have to do school like they do in public school.

    2. you don't have to rush thru everything like ps does.

    3. there will be trial and error. Sometimes something you will buy won't work for your child. It'll be ok. Just keep trying till you find the right thing.

    4. Take advantage of local homeschool groups. They have great educational opportunities and field trips.
Don't lose sight of yourself, you are an independent person, remember to do things for YOURSELF. Your daughter will be happier if Mom is content.
Don't forget to love your kids. (It's possible to get so caught up in goal setting and goal reaching that forget to cherish the victories and cuddle and chat and support each other like you should.) Remember that the love you share is one of the most important lessons your child will ever learn.
don't be discouraged by the negative feedback you get from others. Stand your ground. don't let all the people who are ignorant to this method, preach to you about how kids need to socailize and be with other kids.

Remember, we don't send our kids to school to socialize... we send them there to learn.

Also, stand strong with your school district. don't let them intimidate or strong arm you. They have a responsibility to your children whether they are in the physical, traditional school building or at your home.
    Hi,

I started homeschooling my daughter this year. Now that the year is almost over, I have learned a lot. First, most curriculum is designed for a classroom and not for an individual. We both got very bored with it. I quickly learned that not sticking to the curriculum was not a crime and that she actually learned much more when I let her lead where she wanted to go. For instance, when we got bored, we would just pack up and go to the library. I would let her read anything she wanted to and she would spend hours reading about everything from animals to the French revolution (she's 9) and even science experiments. She wrote reports on some things that really fascinated her. She 'taught' me what she had learned (reinforced learning) and I would help her to think about things in different ways by discussing things she had read.

I experimented quite a bit with 'teaching' and allowing more and more freedom. Hands down, the freedom won every time. She always got more out of leading herself. Even in math, when we played games, or ploted coordinates on a map, or did math puzzles, she would really learn (as opposed to just memorizing something that would be forgotten soon). Some days we sit in the back yard and try to identify the different kinds of birds that visit our yard. Some days we wonder through local museums, some days she wants to build mud huts for her dolls in the yard or plant in her garden or watch a video about the ocean or bake cookies. All of which are amazing learning opportunities that we would never have time for if we followed all of the curriculum.

Good luck with homeschooling. It's been a wonderful experience so far for me and my daughter. We have grown closer and more connected than ever. My son who is in high school has decided he wants to home school next year as well.
My one piece of advice would be not to rush into choosing curriculum...so I hope you didn't rush. (smile)

Since it's too late for that advice, I'll give you another: RELAX and enjoy.

I don't agree with everything about the unschooling style of homeschool, but I agree with the idea that children love to learn. They start public school with that love, but soon it becomes a chore instead of a joy. Homeschooling can keep that love of learning alive by letting children learn in their own style and speed.

  • What are your parenting tips and advice that make your life easier?

Wearing your baby makes shopping, cooking, cleaning easier! What are your parenting tips and advice that make your life easier?
Its not about advice, its about showing your child that they can come to you with any questions or problems. You must know that you cannot over react to curtain things but instead show your child was is right or wrong. My parents never gave me advice when i came to them they always should me the pros and cons to every situation and told me to make my own decision since I would at the end away, and that made me a very Strong person today. What are your parenting tips and advice that make your life easier?
being organised and having a routine BUT also being flexible

    don't sweat the small stuff!!

use your parents/in laws for advice and babysitting - even if its just for an hour

LAUGH!! even if you're covered in poop and spew

COMMUNICATE with your partner. about the kids and about everything else. don't lose your adult conversation skills.

get outside at least once a day - go for a walk, take the kids to the park or the beach - just get some fresh air into you and them
I am not a parent, but I think I have a lot of aspects from life. I would always teach my kids to be respectful and polite no matter what. This includes saying 'thank you' or 'may i?' or 'please'. It's so important because some kids nowadays are so immature. I would teach them to strive for success, but won't be tough on them if they can't do it well. I'll always support them no matter what they do and guide them through life on every occasions. I would never try to control their every move or be too worried over nothing. I will trust them and love them no matter what. If I trust them, they will trust me and I'm sure communicating is very important! =)
Wow... I wish I had an answer to this one. But 4 boys and expecting 2 more, I still can't answer this question. I guess my best advice for this is not to sweat the small stuff. There will be good times, bad times, hard times, and easy times. Just know that you are doing your best parenting your child and never doubt yourself. You will be o.k. I promise = )
The best advice I can give after 4 children...never compare you children to others and throw the books away.

You will drive yourself crazy comparing milestones and such.

And with books...your kids can't read in utero and don't get it. They have their own sleep/wake schedules, eat when they are hungry(because they can't tell time). Sleep when baby sleeps, feed baby before they cry(kids give great hunger signs, and crying is the last ditch effort), and do what feels right in your heart.

And, be easy on yourself...you are learning how to be a parent. You will make mistakes. We all do.
My tips is always be ther for ur child...My daughter only 7mnths so i dont have much things to go thru but as she gets older il learn my own tips...i dont listen to other pls advice unless i ask for it as shes my daughter and i want to do things my way...But mainly i would say to stay calm and be patient and just enjoy...until they can understand make the most of the young years, they grow so fast :-)
Make sure you always put in time for yourself and dont stress the small stuff make sure you make the best of everyday enjoy being able to spend time with your children because before you know it they will grow up it happens fast
being organized makes the day a lot easier!!!

I am confused in buying a honda pilot or a pajero 2008. Can anybody advice me on this?

I need an SUV, with a good drive, speed, luxury, all modern features and on the top of this, cheap and have a good resale value. I am thinkingto buy a pajero 3.8 L 2008 in riyadh.I am confused in buying a honda pilot or a pajero 2008. Can anybody advice me on this?
    Neither. Buy an American car.

And also, no such thing as a cheap luxury SUV with all modern features exists. It's either cheap or luxury, but you can't have both.I am confused in buying a honda pilot or a pajero 2008. Can anybody advice me on this?
hi salman,so finally which one you bought.. i am also stuck with the same question but my choices are Pajer3.0 or Honda CRV. i will not be using much of off road.. but still i have more likings for pajero.. still in a bit of confuse state..

that depends. are you driving on or off road? will you be running through the sand out into the desert alot where the roads may be blown shut or drifted or will you only be in town?

the pajero is better out of town, the pilot better in town.
At least in my country, Hondas have a higher resale value.

And don't buy American. They're crap.

What is your best organizing tip/advice?

organizing my home and life is one of my new year's resolutions so this is one of the things i'm doing to try an get a bit inspired. What is your best organizing tip/advice?
Part ways with anything that you don't use anymore. All those clothes jammed in your closet that don't fit anymore....someone would love to find on a rack at your local thrift store. To you it may mean stuff, but to them it may become their Sunday best! Get rid of broken things that you thought you might fix! Go through your books and magazines and part ways with things you haven't touched or dusted in some time...Have a new perspective on decluttering....think of it as creating space in your home and your mind as well. Let go of stuff and organizing becomes quite easy. In fact, I have learned to appreciate the challenge! What is your best organizing tip/advice?
Simplify!Get rid of everything you don't use (you know those silly things you just have but never use)

Reorganize things you are keeping to the right spaces - like all your office things together, hobbies etc.

I found places like the container store has some nice storage options too, that you can have in a more open area but they don't look tacky.

    Good luck!
write it all down. make a list

Do people actually take the love advice that is in magazines?

I've always wondered if people actually take the advice(100 ways to seduce your man, How to decode your man, what girls find most attractive in a man and how you can get THE GIRL, etc). I almost think that it sometimes create more confusion when following that advice. Do people actually take the love advice that is in magazines?
I know people who swear by itDo people actually take the love advice that is in magazines?
some of my friends did and tended out to find it sometimes really helpful

what been written in a magazine as an advice to people are not that unreliable like many people may perceive

actually,it's the result from many formal surveys

so in some way, those advices can really reflect what most people would think about one certain situation

but you should learn to take account of your reality before deciding following them
